Energy Performance Certificate (EPC):

The Energy Performance Certificate (EPC) shows the current energy rating of your home and its potential energy rating, on an – G scale, with ‘A’ being the most energy efficient. It recommends the home improvements you could make to achieve your potential rating. The EPC shows you the savings in money and carbon dioxide (CO2) that a typical household could save by installing the recommended improvements.

As a landlord or Letting Agent, you should always be aware of ways to improve your energy performance certificate (EPC) rating. From 2025, if your building receives a rating below C, it won’t be considered fit for occupation, and you will need to improve your EPC rating before it can be sold or rented out. The new regulations will apply to new tenancies and then to all tenancies by 2028.

Each of the EPC sap points is scored as follows:

A – rating –   92-100        SAP points (most efficient)

B – rating –    81-91           SAP points

C – rating –    69-80          SAP points

D – rating –   55-68           SAP points

E – rating –   39-54           SAP points

F – rating –   21-38            SAP points

G – rating –   1-20              SAP points (inefficient)
